Las Campanas Homes – Active, Pending and Sold for April 2012

Four homes sold in Las Campanas during April 2012 , compared with seven homes sold during April 2011.

We saw eight homes move under contract in Las Campanas during the past 30 days, signaling a very good start to the second quarter as we enjoy a fantastic spring in Santa Fe!

With the combination of sold and pending homes to date I expect to see very similar sale numbers for the first half of the year compared to last year.  However there is a difference in the type of property available.  Fewer foreclosures, fewer low priced “deals”.  This may be the start of a trend to the return of more realistic pricing indicative of the quality property found in our community.

The inventory of listed homes remained stable at 65.

We had two land sales for the month.  We have five sales so far this year, equal to the same period last year.  Two lots moved under contract during April.  The first half of this year should mirror activity from the first half of last year. I do expect to see an increase in lot sales as we enter summer.

Bottom Line: Buyer interest in Las Campanas and luxury real estate in Santa Fe continues to move in the right direction. Inventory levels show signs of improvement.

Cienda Partners And Investors Purchase All Remaining Assets of Santa Fe’s Las Campanas Community

FOR IMMEDIATE RELEASE—April 18, 2012—Santa Fe, New Mexico: Dallas-based Cienda Partners announces the purchase of all remaining assets of the Las Campanas residential community near Santa Fe, New Mexico, from its lender.

Other investors in the purchase include Howard Hawks, one of the original property owners, through Hawks Campanas, LLC; and La Fonda on the Plaza Board Chairman Jennifer Kimball.

The acquisition includes premier building sites, all the remaining residential undeveloped acreage that has been approved for up to 319 homes, a 45-acre commercial tract, several homes and 174 full equity golf memberships.

“Because this acquisition of Las Campanas is debt free, it offers property owners, club members and potential buyers in Las Campanas the stability we need,” said Phil George, Club at Las Campanas President. “Cienda’s partnership and its new investment will help to kick start growth for us and for Santa Fe.”

The acquisition coincides with the resolution of the complex water issues faced by the Las Campanas community, ensuring sufficient, self-sustaining, water for the future of the development.

Las Campanas Homes – Active, Pending and Sold for March 2012

Four homes sold in Las Campanas during March 2012 , compared with three homes sold during March 2011.

We also saw six homes move under contract in Las Campanas during the past 30 days, signaling a very good finish to the first quarter and a positive start as we enter spring.

The inventory of listed homes declined from 70 to 65.

Land sales for the quarter remained flat.  We have three sales so far this year compared with four the same period last year, but we have 3 under contract so the coming months should mirror activity from the first half of last year.  I do expect to see an increase in lot sales as we enter summer.

Bottom Line: Buyer interest in Las Campanas and luxury real estate in Santa Fe is trending in the right direction.  Inventory levels are still too high but continue to show improvement.

Las Campanas Golf Course Water Pipeline Operational

On Saturday, March 17, the Las Campanas Raw Water Pipeline was fully tested
and over 475,000 gallons of water were successfully pumped
from the Rio Grande to our golf course lakes.  All key aspects of the system
were tested and overall performance exceeded expectations.  Over the next few
weeks we will be optimizing the system.

With the achievement of this milestone, we are now able to fully implement
agreements made recently with the County of Santa Fe, Las Campanas Homeowners
Water Coop, and Las Campanas Sewer Coop.  Approximately 90% of our golf course
irrigation water will now be coming directly from the Rio Grande and almost 10%
will be treated effluent produced by the Las Campanas Sewer Coop.  This will
result in a significant improvement in water quality.

We believe that with the completion of this work we have secured our golf
course irrigation water supply in perpetuity, and achieved one of our highest
priority strategic goals.  We appreciate the patience and support of our members
during the almost two years it has taken to accomplish this goal.

The good news around homes sales in Las Campanas this winter remains positive.  We had 4 homes sell in Las Campanas during February 2012 compared with two in February 2011.

Buyer interest in Las Campanas continues to strengthen as  five homes moved under contract during the past 30 days, signaling a good start to the New Year.

The  inventory of listed homes in Las Campanas declined from  75 to 70.

Bottom Line:  Inventory levels are still too high but continue to show signs of improvement, especially in the $750K to $850K price range.   In the short term expect prices to decline, albeit at lower rates, as we clear out the exceptionally well priced excess inventory.

The 30 day inventory of listed homes in Las Campanas declined from  79 to 75.

Bottom Line:  Inventory levels are still too high but show signs of improvement.   In the short term expect prices to decline, albeit at lower rates, as we clear out the exceptionally well priced excess inventory.

Las Campanas Homes – Active, Pending and Sold for December 2011

Three homes sold in Las Campanas during December 2011, compared with two homes sold during December 2010.  It was truly a nice finish to the holiday season in Santa Fe.

We also saw three homes move under contract in Las Campanas during the past 30 days, signaling a good start to the New Year.

We had an excellent year in Las Campanas!  With 50 homes sold this year we posted the best numbers in two years, versus 27 sales for all of 2010 and 41 homes sales during 2009.  Our closed transactions in 2011 are just one less than the 51 sales during both 2007 and 2008, our peak sales years.

The 30 day inventory of listed homes declined from 80 at 79. 

Bottom Line: Within the Santa Fe Luxury Real Estate market buyer interest in Las Campanas continues to strengthen.  Inventory levels are still too high but show signs of improvement.   In the short term expect prices to decline, albeit at lower rates, as we clear out the exceptionally well priced excess inventory.  There is now light at the end of the tunnel.
